How "The Stack" Works

The Broward CDBG Purchase Assistance Program isn't usually a standalone loan. It is a powerful "gap filler" designed to work alongside the county's primary Homebuyer Purchase Assistance (HPA).

For low-income buyers, this structure provides maximum buying power by layering three sources of funds:

    Broward HPA: The primary subsidy providing up to $80,000 (or more in cities like Weston) as a 0% deferred second loan.

    CDBG Assistance: The final piece, adding ~3% of the purchase price to cover remaining closing costs or gaps.

Eligibility & Requirements

Income Limits

Must be a low-to-moderate income household (typically ≤80% AMI). For example, approx. $59,150 for a single person or $84,450 for a family of 4 (subject to current HUD charts).

First-Time Homebuyer

You must not have owned a residential property in the last 3 years.

Property Guidelines

Eligible properties include Single-Family Homes, Townhomes, Villas, and Condos within Broward County. Max sales price caps apply (approx $636k per recent guidelines).

Recapture & Forgiveness

The loan is usually forgiven after 15 years of continuous occupancy. If you sell, rent, or refinance before then, recapture provisions apply.

Your lender submits the file to Broward County for HPA and CDBG reservation. Once approved, you close on your new home!
